Property Maintenance Coordinator

Summary: To ensure properties are appropriately prepared for occupancy, and perform basic and preventive maintenance/repairs on rental property facilities and equipment. Preform monthly/weekly property audits. Coordinate with the Director of Engineering on bids and contracted repairs.

Essential Duties and Responsibilities include the following.  Other related duties as assigned.

  1. Inspect, maintain and repair rental properties in a timely manner; this includes all aspects of the properties, from HVAC to carpentry, to plumbing, to electrical, grounds work etc.
  2. Follow appropriate procedure for seeking the assistance of on-staff specialty technicians when necessary.
  3. Obtain bids for work outside the realm of general maintenance, and make recommendations for said work.
  4. Coordinate approved contracted work for accuracy and efficiency.
  5. Keep adequate level of parts and supplies required for facility and inform supervisor of equipment and supply needs.
  6. Perform regular equipment maintenance to prevent major and costly breakdown.
  7. Acquire and maintain working knowledge of all properties to respond appropriately to questions.
  8. Prepare rental units for occupancy; including utilities, furnishings, etc., as necessary.
  9. Cooperate with various entities responsible for rental property oversight.
  10. Prepare reports, as requested, to develop a more informative data base for improved management decision making and critical evaluation of work activities.
  11. Ensure appropriate safety procedures are always followed.
  12. Preform property audits regularly to ensure housing agreements are being followed.
  13. Keep ongoing lists of repairs, property inspections and pest control visits.
  14. Maintain and replenish rental property inventory in storage and in homes.
  15. Work closely and respectfully with tenants when entering units for repairs.
  16. Coordinate with Recruiter and HR Manager on any moves and furnishing moves.
  17. Will perform other duties as required.

Education and/or Experience:  At least 2 or more years related experience and/or training.

Language Skills:  Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.  Ability to write routine reports and correspondence.  Ability to speak effectively before groups of customers or employees of organization.

Mathematical Skills:  Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.  Ability to apply concepts of basic algebra and geometry.

Reasoning Ability:  Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.  Ability to deal with problems involving several concrete variables in standardized situations.

Certificates, Licenses, Registrations:  Missouri class E or Arkansas P designated driver's license and a safe driving record is required.  EPA Certification on HVAC suggested.

To successfully complete a Missouri Propane Gas CEPT Basic Training course.
