Project Manager -Maintenance & Operations
The M&O Project Manager is responsible for managing, overseeing, and coordinating all phases of assigned construction and maintenance projects, including pre-construction, bid and award, construction, and close-out. This role ensures projects are delivered on time, within budget, and in compliance with quality and regulatory standards.
Key Responsibilities:

Project Oversight & Coordination:

Manage all facets of the pre-construction, construction, and close-out phases of assigned projects.

Review pre-construction documents and provide feedback to the designer as necessary.

Coordinate with public agencies, district staff, and project teams to ensure compliance with all off-site and district-related requirements.

Budget & Schedule Management:

Construction Management & Compliance:

Supervise daily contractor activities, review construction schedules and submittals, and provide timely responses to contractor inquiries via Requests for Clarifications (RFCs) and related documents.

Evaluate contractor substitution submittals to ensure compliance with district and specification requirements.

Review and negotiate Contractor Change Order Proposals to achieve fair and reasonable pricing while considering project timeline impacts.

Stakeholder & Vendor Coordination:

Facilitate payment processing for contractors, architects, engineers, and other key project stakeholders.

Administer provisions of Professional Service Agreements between architects and the district.

Oversee the delivery of fixtures, furniture, and equipment related to district projects.

Project Close-Out & Compliance:

Manage project close-out procedures, including Division of State Architects (DSA) certification and financial reconciliation.

Ensure compliance with all regulatory, environmental, and safety requirements.

Required:

Minimum of eight (8) years of full-time professional experience in Project/Construction Management for commercial and/or public/educational facility construction.

Experience managing complex projects valued at $2 million or more.

Preferred:
-
Experience utilizing Building Information Modeling (BIM).

Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High-Performing Schools (CHPS).

Experience navigating the Division of State Architects (DSA) construction, design, and certification process.
Education Requirements:

Bachelor’s degree from a recognized college or university in Construction Management, Architecture, Engineering, or a related field.
